bed sheets

Quantity: Three for every bed you’re renting out. Because this can amount to a large initial purchase, and unlike furniture sheets have a limited life, striking the right balance between cost and quality is very important. Fabric Type: Drying a set of 100% cotton sheets can take nearly an hour in my dryer, but this set of cotton/poly blend sheets only takes about twenty minutes to dry.  In addition, I found them to be just the right the combination of soft/comfortable and affordable. Color: Because maintaining a pristine, clean appearance is supremely important when it comes to sheets, white sheets are the only way to go. They can be bleached when necessary to maintain that crisp appearance.

comforter (duvet cover)

Comforter Type: Washing a traditional comforter takes an astonishingly long time, and is likely to occupy your entire washer/dryer. So, I recommend a duvet with duvet cover. The duvet cover can be washed between each guest, with the duvet only requiring a wash every couple guests.

Quantity: Two for each bed. I recommend having one spare duvet cover for each bed, so when you do need to wash one, it doesn’t need to be rushed.

I've been using these duvet covers for four years now and they have held up great. They have ties in the corners to keep the the duvet properly aligned on the inside, and the colors have held up well across many washes. The classic blue pattern goes really well with my old New England home.

The yellow mixed in with the pattern of this duvet cover added a nice pop to the room. It has the same features as the one above, and has held up just as well. The material feels substantial, but still not "starchy".

Quantity: One for each bed.
 
Type: Nothing ruins the experience of a nice set of sheets and comforter faster than a plastic crinkly mattress pad shouting “BED WETTER!!” as you settle in. At the same time, having a mattress pad that prevents moisture from getting into the mattress is essential to keeping a mattress clean. Be certain to get a mattress pad to nicely block moisture without calling attention to itself, and with elastic around the edges to ensure a nice snug fit.
